The short-term rental industry has emerged as a compelling alternative to traditional hotels, but it remains fragmented, inconsistent, and difficult to trust at the high end of the market. Discerning travelers still lack a single, reliable brand where they can confidently book a luxury home with the same consistency and service they expect from a five-star hotel.

KEY is building that brand. We curate high-quality homes and pair them with elevated service—creating a more consistent, reliable alternative to traditional vacation rental platforms across 60+ destinations.

We’re at an inflection point—growing quickly and focused on scaling bookings through stronger conversion, smarter marketing, and a tighter connection between demand and supply.

About the Job We are looking for a Growth Marketing Manager to own the core drivers of growth at KEY—focusing on performance marketing, conversion optimization, and turning high-intent traffic into bookings.

This is a hands-on, data-driven role at the intersection of marketing, product, and analytics, with direct ownership of revenue impact. You will partner closely with product to identify friction, run experiments, and improve how users move from search through booking.

This role offers a high level of ownership and visibility, working directly with the Founder & CEO to shape growth strategy and execution.

Your Role Performance Marketing (Primary Focus)

Own and manage Google Ads (Search), optimizing for ROI and bookings—not just traffic or clicks

Develop and test landing pages aligned to search intent

Manage budget allocation and scaling decisions based on performance

Conversion Optimization

Analyze the booking journey—from search through property pages to checkout—to identify where users drop off

Develop and run experiments to improve conversion, including messaging and landing pages

Partner closely with product to prioritize, implement, and measure changes that drive bookings

Retargeting & Mid-Funnel Strategy

Build and manage retargeting campaigns to convert engaged users into bookings

Develop audience segmentation based on user behavior and intent

Leverage audience signals (site behavior, engagement, intent) to drive more efficient conversion

Partner with email agency to develop and manage lifecycle flows (post-visit, abandoned search, re-engagement) and oversee the weekly editorial series — providing direction on segmentation and messaging strategy

SEO (Focused & Intent-Driven)

Improve performance of destination and high-intent landing pages

Partner with PR and content efforts to capture organic demand

Prioritize high-conversion keywords over traffic volume

Analytics & Insights

Track performance across channels and user cohorts

Measure CAC, ROI, and conversion rates

Report weekly on performance, insights, and experiments

Use data to inform decisions and drive decision-making

Design & Creative Oversight (Secondary)

Partner with external agencies to ensure creative aligns with KEY’s brand standards and performance goals

Provide clear, data-informed feedback on what’s working and what needs improvement

Flag inconsistencies while maintaining a bias toward speed and execution

Requirements 4–7 years of experience in growth, performance, or digital marketing roles

Strong hands-on experience managing Google Ads (Search and/or Performance Max)

Familiarity with email marketing strategy

Proven track record of improving conversion rates—not just driving traffic

Analytical mindset with the ability to interpret data and translate insights into action

Comfortable working across marketing, product, and analytics to drive outcomes

Strong ownership mentality with a focus on measurable results and ROI

Nice to Have Experience in travel, marketplaces, or other high-consideration / high AOV products

Familiarity with Meta retargeting and mid-funnel strategies

Experience with tools like Google Analytics, PostHog, or similar analytics platforms

Experience with Klaviyo

Exposure to SEO for high-intent or destination-based content

Self-starter with a strong sense of ownership and urgency

Comfortable operating in a fast-paced, evolving environment with shifting priorities

Clear communicator who can bridge marketing, product, and revenue goals

Brings a positive, team-first attitude and elevates those around them

Actively incorporates AI tools into daily workflows and is constantly exploring new ways to improve performance through AI

If you’re excited to build and scale a high-impact growth engine at a pivotal stage, we’d love to hear from you.
